Therefore, this thesis details a mixedmethods, action research project undertaken within this industry sector, which has been significantly suppressed of innovative contributions.

The study investigates the viability, practicality and impact of implementing an innovative CBM focused maintenance framework that is inclusive of real-time vibration analysis and enhanced with statistical data analysis.

Data collected are analysed using the Kendall Coeffi cient of Concordance and Pearson Chisquare.

Thefi ndings of the study reveal that the state of maintenance of publichospital buildings is good.

Data was also sourced from review of literature on previous research findings, text books including facts and statistics from the Kenya government.

The study established that the existing maintenance framework is inefficient and ineffective and therefore developed an alternative model of maintenance framework that is effective and will in the long run minimize maintenance costs through adoption of cost minimization strategies established from the findings. It recommends that Federal and State governmentsaddress neglect in the services sector and plan their maintenanceprogrammes more effectively.Authors who publish with this journal agree to the following terms: a) Authors retain copyright and grant the journal right of first publication with the work simultaneously licensed under a Creative Commons Attribution License that allows others to share and adapt the work with an acknowledgement of the work's authorship and initial publication in this journal.b) Authors are able to enter into separate, additional contractual arrangements for the non-exclusive distribution of the journal's published version of the work (e.g., post it to an institutional repository or publish it in a book), with an acknowledgement of its initial publication in this journal.c) Authors are permitted and encouraged to post their work online (e.g., in institutional repositories or on their website) prior to and during the submission process, as it can lead to productive exchanges, as well as earlier and greater citation of published work (See The Open Access Citation Advantage Service). They may do these things in any reasonable manner, but not in any way that suggests you or your publisher endorses their use.Maintenance is a continuous process implemented by Facilities Management (FM) providers as one their core competences to effectively manage and maintain critical assets throughout the whole life of a building and prevent downtime of essential systems.Consequently, the study endeavored to develop an effective maintenance model addressing budgetary constraints and operational structures of public institutions. The research strategy is both qualitative and quantitative and was executed through a survey of sampled public office buildings in Nairobi. The framework can further be applied towards effective conservation of historical buildings.uses cookies to personalize content, tailor ads and improve the user experience.
